Prepare Clients for Closing and Occupancy

ALWAYS PREPARE YOUR CLIENTS FOR POTENTIAL PROBLEMS! When Buyers and sellers are prepared early  for potential problems, there are less objections when challenges arise later on during the transaction.

I've closed well over one thousand transactions and I can say it's rare that we don't have some sort of problem during the pending sale period. From the loan, to title to the buyer and seller negotiating ain't over till it's over!

With regards to closing and occupancy, NEVER promise a specific date. Why? Because we have no control over the hundreds of different people who have their hand and influence in the sale!

So many things can happen that can potentially delay close it's really quite impossible to speculate the moving date with 100% accuracy.

What DO we tell our buyers and sellers?

"We have a contracted closing date and to the best of our ability, we are going to shoot for that day. However, it COULD change due to unforeseen circumstances that are out of our control! You may need to be flexible and willing to change plans if needed. Most moving companies allow a few days flexibility. If they don't, then don't use them! Worst case scenario is that you move out of your house and your belongings are stored either on the truck or in a warehouse for an extra fee (I've personally had to do this for 5 days and I survived!). Remember what the end goal is (to move). Sometimes it can be challenging but we are here to help guide you along the way."
